Most Australians sit with one bank for ten years and assume that's how borrowing works. The aggregator network changes the maths in three specific ways. Here is what each one means in practice.

When most Australians take out a loan, they walk into the branch they've banked with since they were nineteen. The conversation goes the way the lender has trained it to go. The product on offer is the product the lender wants to sell that quarter. The shape of the deal reflects that lender's appetite, not your situation.

That is fine if your situation happens to fit. For everyone else, it is the most expensive small decision they will ever make.

One: pricing is contestable

A single lender can hold a position. They have your account, they have your data, they have the inertia of you not wanting to fill in another set of forms. With 70 lenders on the panel, every conversation is a contestable one. The broker doesn't have to ask the lender to be reasonable. The broker can simply move the conversation to a lender who already is.

The dollar effect on a typical mortgage is not small. On a $700,000 loan, a 0.30% pricing difference is roughly $2,100 a year, every year, for the life of the loan. That is real money that compounds. It is also the difference between being a customer the bank takes seriously and one they don't.

Two: structure follows fit, not appetite

Every lender has a credit policy. Each policy treats different borrowers differently. Self-employed income. Trust structures. SMSF lending. Multiple property positions. Rental yield calculations. Fixed-versus-variable splits. The structure that works for you is the structure that fits your actual position.

A broker working across a panel can hold up your position next to several policies and find the one that fits. A bank working from one policy cannot. They will tell you what is possible inside their lane. They cannot tell you what is possible outside it, because they don't write loans there.

Three: the question being asked is the right question

The most important thing 70 lenders changes is what gets asked at the table. The conversation moves from "will this lender approve me" to "given my actual position, what is the best structure available across the market." Those are two completely different questions. One is defensive. The other is strategic.

Our role is to make sure the second question is the one being asked. The broker does the regulated work. We sit in the room while they do, so the question being answered is the right question, not just the easy one.

What this is not

It is not a guarantee of approval. It is not a promise of the lowest rate in the market on any given day. Lender appetites move. Policies change. Your position changes. What stays constant is that having access to a panel and a strategist who can map your position across it produces a different conversation than having one phone number for one bank.
